Salt air attacks the metal first
Within a few miles of the coast, the air carries salt, and salt accelerates corrosion of everything metal on a roof: the nails and screws holding it down, the flashing around chimneys and walls, the valley metal, and the drip edge. On an inland roof these parts easily outlast the shingle. On a coastal roof, they can fail first and cause leaks while the shingle or tile still looks fine.
This is why a roof that would last 30 years in Escondido might start leaking in 20 years in Oceanside or Point Loma, even with the same shingle. The material did not fail. The fasteners and flashing did.
How to spec a coastal roof
A properly specified coastal roof uses hot-dip galvanized or stainless steel fasteners instead of standard nails, non-ferrous flashing such as heavy-gauge or coated metal that resists salt corrosion, and an upgraded underlayment that handles wind-driven rain. The same logic applies to every exposed fixing on the roof: if it can corrode, salt air will find it.
The material choice matters less than these details. Concrete tile, clay tile and quality architectural shingle all perform well on the coast when the fasteners and flashing are corrosion-rated. A premium shingle installed with standard nails is still a coastal failure waiting to happen.
Wind-driven rain and edge detailing
The second coastal factor is wind. Storms coming off the Pacific drive rain sideways, pushing water under shingle edges and up tile field in ways a calm inland roof never faces. Coastal roofs need upgraded edge-metal detailing and sealed penetrations on the weather-facing slopes, especially the west and southwest exposures.
Getting this right is the difference between a roof that sheds a coastal storm and one that leaks at the edges every winter. It is also exactly the detail that out-of-area and lowest-bid roofers skip, because it costs a little more and does not show.
