What actually moves your price
Material
Asphalt shingle, concrete or clay tile, and low slope membrane each sit at a different price per square foot, and warranty tier moves it further.
Size
Roofs are measured in squares (100 sq ft each); remodels and window jobs scale by area and unit count. More area, more cost.
Pitch and complexity
Steep roofs and those with many valleys, dormers and skylights take more labor and safety setup than a simple gable.
Tear-off and what is underneath
Removing old layers and repairing decking or dry rot found during tear-off adds cost, but skipping it is how cheap jobs fail early.
Permitting and approvals
City permits, HOA architectural review and historic-district approval each add time and cost, and all are required where they apply.
Local conditions
Coastal corrosion-resistant detailing and inland Class A fire assemblies are not optional where your address requires them.
